Purchasing property worth $400K+ qualifies for Turkish citizenship within 3–6 months. Property must be held for 3 years.
Currency risk — TRY volatility
The Turkish Lira has depreciated significantly. Property prices in USD have been more stable, but rental income in TRY loses value against USD over time.
4% title deed transfer tax
TAPU transfer tax is 4% of the declared value (split 2%/2% buyer/seller, though buyers often pay both). Budget 5–6% total acquisition costs.
